Responsibilities:
Comprehensive Project Oversight:
- Manage all phases of assigned multifamily construction projects from initiation to closeout.
- Ensure projects are delivered on time, within budget, and meet all quality standards.
Project Planning and Scheduling:
- Develop, update, and maintain detailed project schedules using industry-standard scheduling software.
- Coordinate with stakeholders to align project milestones with overall goals.
- Proactively identify potential delays and implement mitigation strategies.
Budget Management:
- Prepare and manage project budgets, including cost estimating, forecasting, and financial reporting.
- Monitor expenditures and implement cost control measures to stay within budget.
Subcontractor Management:
- Oversee the selection, negotiation, and management of subcontractors and vendors.
- Ensure all subcontractors comply with project specifications, schedules, and RISE's quality and safety standards.
- Conduct regular meetings to monitor progress and address any issues promptly.
Quality Control:
- Establish and enforce rigorous quality assurance and quality control procedures.
- Conduct regular site inspections to ensure all work meets or exceeds industry standards and client expectations.
- Address any non-conformities or defects promptly and effectively.
Risk Management:
- Identify potential project risks related to schedule, budget, safety, and quality.
- Develop and implement risk mitigation plans to minimize impact on the project.
- Monitor risks throughout the project lifecycle and adjust strategies as necessary.
Client and Stakeholder Relations:
- Serve as the primary point of contact for clients, architects, engineers, and consultants.
- Maintain open and transparent communication, ensuring client needs and concerns are addressed promptly.
- Build and nurture strong relationships to foster trust and ongoing collaboration.
Team Leadership:
- Lead, motivate, and mentor project team members, fostering a collaborative and high-performance culture.
- Provide clear direction, set performance expectations, and conduct regular performance evaluations.
- Promote professional development and continuous learning within the team.
Contract Administration:
- Review, interpret, and manage all contractual obligations of the project.
- Negotiate and process change orders, ensuring alignment with contractual terms and company policies.
- Resolve disputes in a timely and professional manner to protect the company's interests.
Communication and Reporting:
- Provide regular and detailed project status reports to senior management and clients.
- Maintain meticulous project documentation, including meeting minutes, progress reports, and correspondence.
- Ensure all project records are accurate, up-to-date, and properly archived.
Utilization of Construction Management Software:
- Leverage Procore construction management software for project documentation, communication, budgeting, scheduling, and reporting.
- Ensure all team members and subcontractors are proficient in and adhere to the use of project management tools.
Safety Compliance:
- Enforce all safety policies and regulations to create a safe work environment.
- Conduct regular safety meetings and site inspections.
- Address any safety violations immediately and implement corrective actions.
Regulatory Compliance:
- Ensure all construction activities comply with local, state, and federal regulations.
- Obtain all necessary permits and licenses prior to the commencement of work.
- Coordinate inspections with regulatory agencies as required.
Continuous Improvement:
- Stay current with industry trends, best practices, and technological advancements.
- Recommend and implement process improvements to enhance efficiency and effectiveness.
- Participate in professional organizations and networking events to represent the company.
Qualifications:
Education and Experience:
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
- Minimum of 6 years of progressively responsible experience in construction project management, preferably in multifamily residential projects.
Technical Skills:
- Deep understanding of construction principles, practices, and methodologies.
- Proficient in estimating, scheduling, budgeting, contract administration, and quality control.
- Mastery of Procore construction management software.
- Proficiency in scheduling software such as Microsoft Project or Primavera P6.
- Familiarity with building codes, regulations, and inspection processes.
Leadership and Communication:
- Proven ability to lead and motivate high-performing teams.
- Exceptional written and verbal communication skills.
- Strong negotiation and conflict resolution abilities.
- Ability to effectively convey complex information to diverse audiences.
